When renting a single family house, apartment or condo, the majority of those do not think about renter’s insurance. Most believe they won’t ever need it, others think any problems will be taken care of by the owner. Most reputable property owners carry insurance on their rentals, however it only covers the property structure, not the tenants belongings.

Many do not believe anything will happen to them. While the chances of something serious happening are quite slim, there is a possibility that still exists. The few extra dollars a month will be well worth the peace of mind that comes with knowing your significant belongings are covered.

Before contacting an insurance agent, make an itemized list of everything owned of value. The reason this is so crucial is that only your valuables that are listed on the policy will be covered. In the event of an accident, the insurance company will decide the value of items, so it doesn’t work to try and overvalue them.

Start looking around for reputable insurance companies. An important question to ask is whether they offer “replacement cost” coverage or “actual cash value” (ACV). In many states, by default, replacement cost rates are quoted.

If the current cost to purchase the item is desired, opt for a policy based on replacement cost. While replacement cost coverage is more expensive, it provides a higher payout towards damaged valuables.

In addition, be sure to ask whether or not highly valuable items, like jewelry and electronics will be covered for there replacement cost. Insurance companies may cap the payout for very expensive valuables. If this is the case on certain items, separate riders can be purchased which offer additional coverage in order to recover the full amount of the loss.

If your rental home is unlivable due to an accident covered by your renter’s insurance, it will cover alternate living expenses. Legal expenses and judgements are covered, up to the policy limit, if liability protection is added to the policy should someone have an accident at the home and need treatment or sue.
